Home Inspection

A non-invasive visual inspection with the purpose of informing the home buyer of the conditions of the home prior to closing.  A typical Home Inspection lasts for 2.5 hours.  A detailed report is provided, listing what was inspected and any concerns or defects observed.

$350 (Typical Single Family)

Pre-Listing Inspection

A non-invasive visual inspection with the purpose of informing the home seller of the conditions of the home prior to listing.  This can help avoid delays in closing the sale due to unexpected repairs needed on the home.  A typical Pre-Listing Inspection lasts for 2.5 hours.  A detailed report is provided, listing what was inspected and any concerns or defects observed.

$300 (Typical Single Family)

Rental Investment Inspection

A non-invasive visual inspection with the purpose of informing a prospective investor of the conditions of a rental property.  A typical Rental Investment Inspection lasts for 1.5 hours and includes a written report that includes observations of major defects and concerns that may exceed $1500 each.  It is similar to a Home Inspection, except the focus is on observing and reporting on major defects only.

Walk-Through Consultation

A non-invasive visual inspection with the purpose of informing the home owner of the conditions of the home.  A typical Walk-Through Consultation lasts for 2 hours and includes a walk-through with the owner discussing defects and concerns observed.  It is similar to a Home Inspection, except no report is provided.

Wood Destroying Insect Inspection

A visual inspection of the home for any evidence of wood destroying insect infestation or wood damage caused by insects, such as termites, carpenter ants, carpenter bees, and powder post beetles.

Water Quality Test (Bacteria)

A test of the household water, taken either close to the source or at the point of use to determine the presence of harmful bacteria (coliform).  A water quality test is recommended for all homes with a private well and is usually required to obtain a mortgage.

Note: Your realtor will know if additional testing is required.

Water Quality Test (FHA) (Short)

A test of the household water for contaminants as required by FHA backed mortgages.  The test includes bacteria (coliform), lead, nitrates, and nitrites.

Water Quality Test (FHA/HUD) (Long)

A test of the household water for contaminants as required by most FHA and HUD backed mortgages, which require additional testing to the FHA (Short) Test requirements.  The test includes bacteria (coliform), lead, nitrates, and nitrites, iron, manganese, iron plus manganese, sodium, PH, hardness, alkalinity, and turbidity.

Radon Test

A test for the levels of Radon found in the lowest livable area of the home.  Radon is a radioactive gas that occurs from the natural decay of uranium in the soil.  According to the EPA, Radon is known to cause cancer, and it recommends fixing the home if the Radon level is 4 picocuries per liter or more.  A Radon test includes placement of charcoal canisters in the home, collecting them between 2 and 5 days later, and coordinating the testing with the test lab.

Well Flow Test

A test to determine if the well had enough water at the time of inspection to supply an average family of four, using the FHA standard of 3 gallons per minute for one hour. 

 

Important Note: Only a "recovery" test by a qualified well contractor can assess the future viability of the well.
